A brief clarification, because the word is used loosely. Almost no residential wallcovering is submersible; that is not the claim. Grasscloth, silk and delicate naturals

That does not exile them from a Dubai home — they are magnificent in a dry, well-conditioned, low-splash room such as a formal reception or a master bedroom feature wall — but they should never be placed in a bathroom, a kitchen or an unconditioned space. Substrate and surface preparation for humidity

We say it in every guide because it is true in every project: the wall decides the outcome. In the UAE, where most homes are built in blockwork and gypsum board finished in gypsum plaster, preparation is not a formality — it is the barrier that keeps humidity from destroying the wallcovering above it.

Three preparation steps are non-negotiable for humid-climate installation:

  1. Full curing of new plaster. Fresh gypsum holds significant moisture and remains alkaline for weeks. Hanging over it traps that moisture behind an impermeable vinyl and invites mould. New plaster must be fully cured before anything goes near it.
  2. Sealing and priming. Porous plaster is sealed with an appropriate primer to regulate absorbency, neutralise alkalinity that would otherwise discolour the covering, and — critically — create a stable, low-porosity face that resists moisture migration from the wall into the adhesive.
  3. Damp and condensation assessment. Before specifying, we check for existing damp, hollow render and cold spots where condensation is likely. On coastal and north-facing walls this can determine whether a breathable non-woven is safer than a fully sealed vinyl.
The condensation trap: An impermeable vinyl on an unsealed, cold external wall can seal moisture into the build-up, causing mould behind a wall that looks pristine. This is why a good studio reads the whole wall — its orientation, its build, its exposure — before recommending a material. Waterproofing the surface is only half the job; managing what happens behind it is the other.

Adhesive performance in humid conditions

Adhesive is where many Dubai installations quietly go wrong. In high humidity, standard pastes cure more slowly and unevenly, and the water they carry has nowhere to go if trapped between a sealed wall and a non-porous vinyl. The studio's approach addresses this in three ways.

First, we favour mould-resistant, heavy-duty adhesives for vinyls and any wall in a humid zone; ordinary paste in a bathroom is a false economy. Second, we control the drying environment — stable temperature, moderate airflow, and no fierce air-conditioning blasted directly at a freshly hung wall, which forces uneven drying and lifts seams. Third, we match adhesive to substrate and covering rather than defaulting to a single product, because a breathable non-woven and a sealed vinyl want different things from their paste.

Specifying room by room in a humid home

Waterproofing is not a single decision applied uniformly; it is a judgement made room by room, against how much moisture each space actually sees.

Bathrooms and powder rooms

The defining challenge. For wallpaper in a Dubai bathroom, specify a mould-resistant vinyl, keep it clear of direct water contact — never inside a shower enclosure — and insist on genuine ventilation. In well-conditioned interior rooms, the specification opens up. These are the spaces where non-woven murals, and even grasscloth or silk on a dry feature wall, come into their own. The risk here is not water but complacency: even conditioned rooms need proper preparation to handle the AC-driven condensation cycle.

Condensation, air-conditioning and living with the wall

The relationship between wallpaper and air-conditioning is more subtle than most realise. AC does not simply dry a room; it creates temperature gradients across walls, and it is those gradients that generate condensation. A wall kept at a stable, moderate temperature will always outlast one subjected to violent swings between a chilled setting overnight and full sun by day.

Our guidance to clients is consistent: avoid aiming supply vents directly at a papered wall, keep interior conditions reasonably stable rather than lurching between extremes, and ensure wet rooms are properly extracted so humidity is removed rather than merely recirculated. These are small habits, but over a decade they are the difference between an immaculate wall and a tired one.

Maintenance: keeping it immaculate

A well-specified wallcovering asks very little. Vinyl and non-woven surfaces are wiped with a soft, damp cloth and a mild, non-abrasive cleaner — never solvents or scouring pads, which dull the finish. Address any splash or spill promptly rather than letting it sit. In humid rooms, run extraction during and after use to move moisture out. And once a year, cast an eye over seams and corners in daylight; caught early, the rare lifted edge is a five-minute correction rather than a re-hang.
